We have been in business for ten years and without a great deal of effort from ourselves we have consistently earned enough to meet all of our business and personal expenditure together with a good profit. All figures will be available to interested parties.
Our principal agent is Wyndham vacation rentals (the Worlds largest self catering agent) who have a massive advertising budget, excellent web sites and brochures.
Wyndham find the customers, arrange the booking, take the money and pay directly into your bank. Naturally they take a percentage, but we feel it is worth it for the ‘stress-free’ service. This year they have bought a European company called Novasol which will considerably expend the potential client base across the whole of Europe -our details are now advertised in 16 languages. For ‘fill-in’ bookings we use a Dutch agent called France Villa and we have found them effective.
You can of course choose a different or indeed additional agents or market the properties yourself – providing the opportunity of increased earnings.
We make no effort to find winter or ‘out of season’ lets as we prefer to have the property to ourselves, but undoubtedly the income could be extended with a little effort.
We have made informal enquiries regarding the possibility of expanding the business by the build of quality chalets and, or, a new house for the owners. Although the business is situated in a ‘green area’ it has been suggested by the local assessor that a business plan showing the local benefits would be given consideration.
We have a complete record of all outgoings and income since we bought La Balme and can provide an income/expenditure spreadsheet for the last trading year.
Gite owners do not have to supply annual accounts to the government and the completion of the tax return is relatively straightforward. We do not pay income tax.
Most of the furnishings, white goods and linen are available with the business.
